SBEM, EPC's and your building development

BMW CowleyIn 2006, the Building Regulations changed in regards how energy is retained in a building. Gone are the days when an arbitary set of thermal U Values used to demonstrate compliance with Part L. Now, in order to get any building ' other than a dwelling' through Building Control a Simplified Building Emission Model calculation (SBEM) is required. Not only that, it needs to be conducted by a 'competent person' who has been certified by either BRE or Faero.

SBEM Design Services Ltd take the design provided by the Architect or designer and create the data to submit to the Local Authority to compliment the Building Regulation Application at the initial stage. We are proud to say we have BRE 'competent person' status and the Local Authority are obliged to accept the data we supply, hence smoothing out the Building Regulation process.

We can also provide advice on how to improve your building should it be found struggling to meet the appropriate BER (Building Emission Rate) and TER (Target Emission Rate) with the new regulations.

Breaking News on Energy Performance Certificates

SBEM Design Services are now accredited by the BRE to provide Energy Performance Certificates for both level 3 and 4 non- domestic buildings (either existing and newly constructed).

An EPC will be required for buildings that are constructed, sale or rent. It is common practice for building control to ask for an EPC at the end of a project in order to issue the final certificate.

This is a complimentary service to the SBEM calculation process or can be used by building sellers or landlords to fulfill their legal requirements in order to dispose of property.

Swept Path Analysis

SBEM Design Services Ltd can also help Planners, Architects, Highways Engineers etc on reviewing turning circles, radii, turning heads and general vehicle movement swept path analysis. Local Authorities are being more demanding on Planning Applications and vehicle movements by HGV are being more of a concern.
